Type
Ouder-kind lening
Misschien wel de bekendste vorm van een familiehypotheek is die tussen ouders en hun dochter of zoon. Maar het kan ook zijn dat grootouders een kleinkind graag een stap verder willen brengen. In veel families is er vermogen beschikbaar dat weinig oplevert op de spaarrekening, terwijl een kind of kleinkind juist moeite heeft om voldoende hypotheek bij de bank te krijgen. Een familiehypotheek brengt die twee situaties bij elkaar.
Bij een ouder-kind hypotheek is het slim om rekening te houden met deze onderwerpen:
- Zakelijke en onzakelijke varianten.
- Combinatie met een banklening (schenkleenconstructie).
- Minimale rente familiehypotheek.

Lening uit een BV
Sommige families hebben vermogen in een bv in plaats van op een privérekening. Dit geld kun je niet simpelweg privé opnemen, maar de bv kan wél een lening verstrekken voor de aankoop van een woning. In dat geval fungeert de bv als geldverstrekker, net zoals bij een familiehypotheek, maar dan via een zakelijke entiteit.
Hou bij een lening uit een bv rekening met:
- De lening moet zakelijk zijn
- Eigen BV of BV van familielid?
- Rente draagt bij aan winst van de BV: vpb
- Voorwaarden voor renteaftrek
- Verkapt dividend voorkomen
